We owned a fabulous house in Hampstead but we wanted to be closer to the village and relished the chance to build our own house, ideally within 5 minutes walk of Hampstead tube. We had been looking for a suitable site for two years with no success so we decided to engage Manse & Garret in view of their knowledge of planning policy and expertise sourcing property off-market.
Before they took us on, they told us it would be an off-market search where they would identify suitable properties and then approach the owners rather than relying on what was on the market. I was sceptical at first but they got us into an off-market property with possibilities, very quickly.
Manse and Garret had identified three other properties which we all felt matched our brief more closely but it took another three months to gain access and for them to negotiate a deal on the best one.
The vendor was very difficult but in the end Manse and Garret secured the house for us at a quarter of a million less than we were prepared to pay. The search also went over the six month time deadline but since they had already identified the houses which they thought would work and we all knew we were close to a deal, they waived the additional fees due and behaved in a very fair manner.
I am delighted with the property and particularly its position on a quiet street a few minutes from the village. Finding a self-build site in the middle of Hampstead village is not an easy brief, but Manse and Garret were certainly up to the task. We had very specific requirements and Manse & Garret delivered and exceeded expectations. Manse and Garret's ability to source several properties to brief, off-market, was extraordinary and I would have no hesitation in recommending them.
