The first step is to contact us and we can discuss your requirements, either on the phone or we can visit you at home, in your office or in another location to suit you.
There is no obligation to instruct us at this stage. This is a free meeting which will normally take place within 24 hours of your request.
We will answer any questions you might have and take a detailed 'wish list' which we will use to agree our brief. We will update you on current market conditions in the areas in which you are interested and the implications for your property search. We will explain ways of maximising value within your budget and in the areas you have selected. We can help clients who are new to London and the South East select an area in which to live, based on individual habits, location of work, lifestyle and budget.
Once we have been instructed to act for a client we commence the property search immediately. Depending on your circumstances, methods we may use to find a property for you include:
- Existing contacts and knowledge of 'off-market' property both top-end private sales and repossessions - whichever is relevant

Because we dedicate all our working hours to looking for property, we will contact all relevant agents on your behalf and remain in contact with them to ensure we are always at the front of the queue to see new properties to market which fit your brief. We also seek out agents and contacts who are off the beaten track but who may have just what you are looking for. In short, we leave no stone unturned in the search for your next home.
From our property search we will draw up a shortlist of properties which we think fulfil your brief and which we suggest you see. We will have previewed all of these to make sure they fit your exact requirements. So if you have briefed us to find you a home 40 minutes commute door to door from your office with direct views of open land or green space, we won't take you to see anything else!
We will provide you with examples of properties we have discounted and explain the reasons we don't think they are suitable. We will accompany you on all viewings at a time to suit you. Although we understand that a home has to 'feel' right, we will always be the objective voice of reason and will guide you to help ensure you are making a considered investment, as well as purchasing a home.
In the current climate, a rising market, it is even more important than usual to pay the right price and buy the right property in the right place. We have the experience to help you do this. We will continue with our property search on your behalf until you find the perfect home and have an offer accepted. We will be in contact with you regularly, normally daily or bi-weekly if you prefer. Naturally we want to relieve you of as much stress as possible so we will arrange your insurance, sort out your utilities, organise and send change of address cards for you and will be there to help you on the day of the move to oversee the removal. We almost always save Clients more than our fees, which means using our service is self-funding. Our fee is usually 1.5% - normally we will save clients c. 20% at present.
